Plain English
How we define these metrics
Definitions differ between data providers, so numbers only compare when the definitions match. Here are ours, exactly.
Listings on Airbnb
Every listing in the source file for the city, counted on the file's date, booked or not.
Listings reviewed in the last year
The share of those listings with at least one guest review in the year before the file's date.
Entire homes
The share of listings that rent a whole home or apartment rather than a room.
Room type
How each listing is offered: a whole home or apartment, a private room, a hotel room or a shared room.
Bedrooms
The bedroom count the host lists. The source records a studio and a listing with no count the same way, so they are counted together.
Minimum stay
The shortest booking a listing accepts, as its host set it in the source file.
Host size
Listings grouped by how many listings their host has in the same city's file.
Accuracy
How accurate is our data
Every figure on this page is checked before it is published, and the check is the same one whatever the figure says.
- A figure is checked against its own method before it goes on the page, and the page says where it came from, the period it covers and how it was checked.
- The method is written down before any comparison is made, and it is never adjusted towards another provider's number.
- A figure that fails its check stays off the page, so the page never shows a number we do not stand behind.
- Where providers define a measure differently, the definition we use is named beside the figure it affects.
- The full accuracy write-up lives on its own page, linked here once it is published.
Trust
Why you can trust these figures
Built from records we keep
Short-term figures are built from listing-level records that we keep, so a short-term figure traces back to the listings behind it. Where long-term rent is shown, it comes from a published rent index rather than from anything we measured, and the page says so beside it.
Every market page names its sample and its month
Every market page shows, beside its figures, how many listings they were measured from and the month they cover. A figure that fails its check stays off the page until it passes.
We leave out what we cannot measure
A figure our records cannot support — the cleaning fee is the clearest case today — stays off the page. We do not fill a gap with a guess.
We withdraw what does not hold up
When a figure stops meeting our bar it comes off the page, rather than staying up behind a caveat. The page says what it can stand behind, and nothing else.
