Short-term figures are built from Airbnb listing data; long-term rent, where shown, comes from Zillow's rent index. Every figure shows its source, the period it covers and how it was checked. Each market refreshes monthly once its collection is running. Educational, not investment advice. Terms are defined in the STR glossary.
Each market page states its own sample size, method and as-of date, so a figure can always be traced to how it was produced.

Where long-term rent is shown, a city page's comes from Zillow's typical rent and a state page's from the Census median gross rent, and each figure names its own source. Every market page shows, beside its figures, how many listings they were measured from and the month they cover.

- What is the difference between the short-term and long-term figures?
- The short-term figure is gross annual revenue per active listing, built from the nightly rate and the nights that book. The long-term figure is the typical rent for the market, annualised. Both are before costs.
